Everett is quietly one of the best values in the region

When buyers tell me their budget is tight but they still want a real city with jobs and a waterfront, I point them north to Everett. It is Snohomish County's largest city, and it remains far more attainable than the pricier parts of King County.
What you get
Everett has a working waterfront, a historic downtown that keeps improving, and one of the region's biggest employers right there. For the money, you often get more home and more character than you would find for the same price closer to Seattle or Bellevue.
What to weigh
Value comes with tradeoffs. Some blocks are further along than others, and the commute south can be long depending on where you work. The upside is that a changing city can mean today's price reflects tomorrow's potential, which is what value buyers look for.
