For a buy and hold rental, three numbers matter most. Monthly cash flow is what's left after the mortgage and every operating cost. Cap rate (net operating income divided by price) lets you compare properties regardless of financing. Cash on cash return measures the return on the cash you actually invest. Cap rate vs. cash on cash return?
