Five things I tell every first time buyer in Snohomish and King County

I have walked a lot of first time buyers through their purchase across Snohomish and King County. The homes and budgets change, but the advice I give at the start is almost always the same. Here are the five things I want every first timer to hear.
One and two: get clear before you shop
First, get preapproved so you know your real budget instead of guessing. Second, look into Washington's down payment assistance programs, because many first timers qualify for help that lowers what they need up front. Knowing these two things early changes how confidently you shop.
Three, four, and five: shop smart
Third, focus on the neighborhoods where your money goes furthest, not just the ones everyone talks about. Fourth, keep an inspection in your offer now that the market gives you that room again. Fifth, do not rush. The right home at a price that works beats a fast decision you regret.
