Markets get labeled a seller market or a buyer market, but the truth usually lives in between. May reports painted a clear split. King County held a thin seller advantage with a few months of supply, while Snohomish gave buyers real choice.
What months of supply tells you
Months of supply is a simple way to read the balance. A low number favors sellers, a higher number favors buyers, and somewhere around four to six months is considered balanced. King County drifted closer to balance than it has in a while, which is meaningful even if it still leans slightly toward sellers.
How to write your offer
In a tighter King County pocket, you may still need a clean, strong offer to win. In much of Snohomish you have more room to negotiate on price and terms, and to ask for an inspection. The strategy should match the specific neighborhood, not a regional headline.
