Rents, rules, and returns: underwriting a Snohomish rental in 2026

Buying a rental is a numbers game first and a gut feeling second. With Washington's rent cap in place and rates in the mid 6 percent range this year, the underwriting has to be honest. Here is how I think through a Snohomish rental before I would ever recommend it.
Start with realistic rent
Use today's market rent, not a hopeful number. Then remember the state now caps how fast you can raise it each year, so your plan should not depend on aggressive increases. Buy based on what the property does now, with modest growth on top.
Then stress test the return
I look at cap rate to compare properties, and cash on cash to see what my actual invested dollars are doing after the mortgage. In our high priced region, cash flow is often modest and appreciation carries more of the return, so both numbers deserve a hard look before you buy.
